Welcome to Rooms4Me. These Terms & Conditions ("Terms") govern your use of rooms4me.com and the Rooms4Me platform (the "Service"), operated by Rooms4Me [Company Legal Name, once incorporated] ("Rooms4Me," "we," "us").

By accessing or using the Service, you agree to be bound by these Terms. If you do not agree, please do not use the Service.

1. What Rooms4Me does

Rooms4Me is a digital platform that helps students and parents discover, remotely inspect (via 360° tours), and book verified PG/hostel accommodation near coaching institutes in Kota, Rajasthan. We connect Users with independent Property Partners (landlords, hostel and PG owners) and facilitate booking and payment.

Rooms4Me is a booking and discovery platform. We are not the owner, lessor, or operator of any listed property. The actual rental agreement is between the User and the Property Partner.

2. Eligibility

  • Users must be at least 18 years old to create an account and make bookings, or have a parent/guardian complete the booking on their behalf.
  • Property Partners must have legal authority to list and rent out the property they submit to the platform.
  • By using the Service, you confirm the information you provide is accurate and that you have the legal capacity to enter into these Terms.

3. Account registration

You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. Notify us immediately at hello@rooms4me.com if you suspect unauthorized use.

4. Booking process

  1. Search & browse — Users search rooms by coaching-institute proximity, price, and other filters.
  2. 360° inspection — Users may view verified 360° tours and details before deciding.
  3. Lock-in deposit — To reserve a room, the User pays a token deposit through our payment gateway. The amount depends on the room's monthly rent: ₹2,000 for rent up to ₹15,000/month, ₹3,000 for rent above ₹15,000 up to ₹25,000/month, and ₹5,000 for rent above ₹25,000/month. These thresholds are configurable by Rooms4Me and may change for future bookings; the amount charged for your booking is fixed at the time you pay it. The lock-in is credited toward your first month's rent.
  4. Confirmation — Once the deposit is received, the User receives Property Partner contact details and booking confirmation.
  5. Check-in — The User settles the remaining balance directly with the Property Partner (via the platform or as otherwise agreed) upon arrival/check-in.
  6. Ongoing rent — Subsequent monthly rent payments may be made through the platform, where available.

5. Payments and escrow

  • All online payments are processed through our licensed, RBI-authorized payment gateway partner. Rooms4Me does not store your full card/UPI credentials.
  • The initial lock-in deposit is split at the time of payment: a portion is retained by Rooms4Me as a platform commission, and the remainder is held in escrow for the Property Partner until the applicable release condition (e.g., successful check-in) is met, as further described at the time of booking.
  • Rooms4Me's commission is disclosed transparently to Property Partners and is not charged to Users beyond the stated deposit and any explicitly disclosed platform fee.

6. Cancellations and refunds

  • User-initiated cancellation: [Define your policy — e.g., "Deposits are refundable in full if cancelled more than X days before the intended move-in date. Deposits are non-refundable within X days of move-in, as the Property Partner reserves the room exclusively for you during this period."]
  • Property Partner-initiated cancellation: If a Property Partner cancels a confirmed booking, the User is entitled to a full refund of the deposit, and Rooms4Me will assist in finding an alternative room where possible.
  • Disputes over room condition: If the room provided materially differs from what was represented in the 360° tour or listing, the User may raise a dispute with Rooms4Me within [X days] of check-in for review.

7. Property Partner obligations

By listing a property on Rooms4Me, Property Partners agree to:

  • Provide accurate, current information and photos/360° tours of the property
  • Honor confirmed bookings and the agreed rent for the booking period
  • Comply with applicable local laws regarding rental housing, safety, and tenant rights
  • Not charge Users any additional broker/agent fees beyond what is disclosed on the platform

Rooms4Me reserves the right to remove listings or suspend Property Partners who violate these obligations, provide misleading information, or receive verified complaints regarding safety or fraud.

8. User conduct

Users agree not to:

  • Provide false information during booking or registration
  • Use the Service for any unlawful purpose
  • Attempt to circumvent the platform to avoid fees after being connected with a Property Partner through Rooms4Me
  • Harass, threaten, or discriminate against Property Partners or other Users

9. Platform role and limitation of liability

  • Rooms4Me verifies listings to a reasonable standard (360° capture, on-ground checks where feasible) but does not guarantee the ongoing condition, safety, or legal compliance of any individual property beyond what is represented at the time of listing.
  • Rooms4Me is not a party to the rental/lease agreement between User and Property Partner and is not liable for disputes arising from that agreement, except where Rooms4Me's own negligence or platform error directly caused harm.
  • To the maximum extent permitted by law, Rooms4Me's liability for any claim relating to the Service is limited to the amount of fees paid by the User to Rooms4Me in the relevant transaction.

10. Intellectual property

All content on rooms4me.com — including the Rooms4Me name, logo, design, and platform technology — is the property of Rooms4Me and may not be copied, reproduced, or used without written permission. Property Partners retain ownership of photos/content they upload but grant Rooms4Me a license to display it on the platform for the purpose of listing their property.

11. Termination

Rooms4Me may suspend or terminate a User's or Property Partner's access to the Service for violation of these Terms, fraudulent activity, or at our reasonable discretion, with notice where practicable.

12. Governing law and dispute resolution

These Terms are governed by the laws of India. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts in Kota, Rajasthan, unless otherwise required by applicable consumer protection law.

13. Changes to these Terms

We may update these Terms from time to time. Continued use of the Service after changes are posted constitutes acceptance of the revised Terms. Material changes will be communicated via the website or email where feasible.
